By definition, a home inspection is the process by which an inspector visually examines the readily accessible systems and components of a home and describes those systems and components using the “Standards of Practice.”
Readily accessible means available for visual inspection without requiring moving of personal property, dismantling, destructive measures, or actions that will likely involve risk to persons or property.
Inspections strictly deal with the current condition of a home. Also we generally do not detail the cost of completing repairs. We make recommendations and give professional advice but essentially it is up to you to take the advice and make a final decision. We are here to help guide you along the way.
We test all systems using “normal operating controls.” Devices such as thermostats, switches, and valves intended to be operated by the homeowner.
Typically we do not inspect what we cannot see. All inspections we perform are based on the Standards of Practice set forth by ASHI (American Society of Home Inspectors.) While all of our inspections are very thorough, we are specifically there to produce a report of the general condition of the home and garage at the time of inspection, based on a limited visual exam using normal operating controls.
A normal home inspection can start at $350 based on square footage and location. Additional fees may include radon, lead or mold testing if requested.
